BBEdit has been around for decades and continues to be faithfully updated. It's commercialware, but, IMO, worth every penny.

- built-in support for HTML
- multi-file regexp-based search and replace
- multiple clipboards
- the ability to easily run chunks of text through arbitrary external scripts (Perl or whatever)
